1. Agreement to Terms

2. Rental Agreement

When you book an apartment through Low Income Rent, you are entering into a rental agreement. The terms and conditions of your specific lease will be provided at the time of application and must be signed before occupancy.

3. Application and Approval Process

Application Fee: An application fee of $70 is required with all rental applications. This fee is non-refundable and covers background checks, reference verification, and administrative costs.

Approval: All applications are subject to our review and approval. We reserve the right to deny applications based on background checks, credit history, employment verification, or references.

Timeline: Approved applications typically receive confirmation within 3-5 business days.

4. Payment Terms

Rent is due on the 1st of each month
Late payments may incur additional fees as specified in your lease
Security deposits are refundable upon checkout with no damages
We accept major credit cards, bank transfers, and digital payments

5. Occupancy Terms

Only approved tenants and authorized guests may occupy the apartment
Maximum occupancy limits must be adhered to
Subletting is not permitted without written consent
Pets are subject to additional fees and must be approved in advance

6. Check-In and Check-Out

Check-In: Standard check-in time is 3:00 PM. Early check-in may be available upon request for an additional fee.

Check-Out: Standard check-out time is 11:00 AM. Late check-out may be available upon request for an additional fee.

Move-Out Inspection: The apartment will be inspected at check-out. Tenants are responsible for damages beyond normal wear and tear.

7. Maintenance and Repairs

We are responsible for maintaining the apartment in habitable condition
Report maintenance issues to our 24/7 support team immediately
Tenants are responsible for minor maintenance and cleanliness
Damage caused by tenant negligence will be charged to the tenant

8. House Rules

Respect quiet hours: 10:00 PM to 8:00 AM
No smoking inside the apartment (designated smoking areas available)
No illegal activities are permitted
Keep the apartment clean and report damage immediately
Do not disturb other residents

9. Cancellation Policy

Cancellation requests must be made in writing at least 30 days before your check-in date. Cancellations made within 30 days may result in forfeiture of deposits. Specific cancellation terms are detailed in your lease agreement.

10. Liability and Disclaimers

Low Income Rent is not responsible for loss, theft, or damage to personal belongings. Tenants are strongly encouraged to obtain renter's insurance. We provide apartments "as-is" and are not liable for any damages or losses arising from your use of the property.

11. Website Use

Information on our website is provided for informational purposes only
We are not responsible for errors or omissions on the website
You agree not to use the website for illegal purposes
You may not reproduce or distribute content without permission

12. Dispute Resolution

Any disputes arising from these terms or your rental will be resolved through good-faith negotiation. If negotiation fails, disputes may be resolved through mediation or arbitration as specified in your lease agreement.

13. Termination

Low Income Rent reserves the right to terminate your tenancy if you violate these terms or your lease agreement. Proper notice will be provided in accordance with local laws.

14. Modifications to Terms

We reserve the right to modify these terms at any time. Changes will be effective upon posting to the website. Your continued use of our services constitutes acceptance of any modified terms.
